I think there are some issues with the email subject, I am receiving emails with the same subject "New Distant Investment Lead!" and no last name. But the grader app said the lead was not created correctly and I deleted and created it again, but got the same issue. I wonder if it's because maybe I messed up the email template.

Sorry you're stuck but there's almost always a pretty easy fix! Do NOT try to start all over again, eg. uninstall Max's Pitch Package, etc. That can make things worse.

On the left, under My Personal Information, click Grant Account Login Access below that 3. On the row for The Max Labs Project Support, use the --No Access-- pull-down menu to select 1 month and click Save
Well, if you're not seeing the last name in the emails, then yes, I would say you made a mistake in the template and the last name placeholder isn't exactly correct. Computers are super-picky. You have to get every character correct, exactly.
You can just go back to the templates and edit that one or maybe all three you made will need that fix. In each, make the placeholder match the one shown in the instructions, exactly, including the braces "{" and the exclamation point "!" and then save and then you can try adding the leads again.
But the grader is showing a different problem - it's indicating that your Lead Assignment rule has mistakes in the rule entries that tell whether it should be triggered when Bay Ara location is Yes or No and by how much the Investment Potential is. So you also need to go back and edit/fix that to make it look exactly the screencap in the instructions after Step 101.
